How we help

Real estate, loan, and legal document help in one place

We bring three licensed businesses together, so you don't have to chase down help from different places while the clock is ticking. Your first call is free, and you will know any cost before you decide anything.

IMPORTANT NOTICE

Serve First Realty is not associated with the government, and our service is not approved by the government or your lender.

Even if you accept this offer and use our service, your lender may not agree to change your loan.

You do not have to pay a third party to ask your mortgage lender or servicer for a loan modification or forbearance. You can contact your servicer directly. HUD-approved nonprofit housing counselors also offer free help at 800-569-4287. Our free guides and help directory are available without buying any service.

What happens on your free introductory call

  1. We listen

Tell us what is going on: your payments, any letters you got, and what you want for your family.

  2. We explain the common stages

We explain the common steps of a California foreclosure and our services. We do not set your legal deadlines. Confirm your sale date with the trustee, and ask a lawyer which deadlines apply to you.

  3. We explain your choices

We walk through the options that still fit, including free programs that may help.

  4. You decide

There is nothing to sign on the call. You choose what happens next.

The introductory call explains the services each provider offers and their fees. Ashlar LDA's part of the call is not legal advice. Ashlar LDA cannot evaluate legal defenses, recommend a legal strategy, or choose forms for you.

Serve First Realty: selling, short sales, and loan modification help

If keeping the home is not the right fit, we can talk about selling on your own terms and what it may cost.

  • Selling your home before the sale date, which may let you receive the money left after loans, liens, and selling costs.
  • Short sales, when you owe more than the home is worth. We work with your lender for approval.
  • Listing your home in time to use AB 2424, which can delay a trustee sale by 45 days for most homes with 1 to 4 units.
  • Inherited homes, probate, and trust sales, when a loved one has passed and the payments have fallen behind.
  • Loan modification and forbearance help. We help you put together a complete application and work with your servicer. We do not request or collect any payment for this help unless all California and federal payment conditions are met. That includes finishing all of the promised work and you signing a written agreement with your lender or servicer that includes relief we obtained. Completing an application or getting a denial does not, by itself, make a fee due. Your lender decides whether to approve any change.

We will explain exactly how we are paid before you sign anything.

Ashlar Lending: loan options

If you want to keep your home, a new loan may be an option for some homeowners. Equity alone is not enough: approval and terms depend on the lender's requirements, such as income, credit, other debts, home value, and foreclosure status. Applying, or even being approved, does not by itself stop a foreclosure. We shop many lenders, not just one, to look for a fit.

  • Refinancing to replace a loan you can no longer afford.
  • Options for people with credit problems or a recent late payment history.
  • A clear answer on whether a loan makes sense, before you spend time and money.

Ashlar Lending, NMLS 2699657. Equal Housing Opportunity. This is not a commitment to lend. All loans are subject to approval.

Ashlar LDA: legal documents without the stress

Need legal paperwork, but dreading the cost and stress of hiring a lawyer? Many people worry about big hourly bills, surprise fees, and calls that never get returned. Ashlar LDA offers a simpler path when you are handling your own case.

  • You know the price up front. No hourly billing and no surprise fees.
  • A real person answers your questions about the process and where your papers stand.
  • We prepare and file your documents at your direction, such as paperwork for an inherited home, a response in an eviction case after a foreclosure, and other self-help legal documents.

As a bonded and registered legal document assistant, we cannot give legal advice or go to court for you. If your situation needs a lawyer, we will tell you and help you find one.

Ashlar LDA, bonded and registered Legal Document Assistant No. 2026109426 and Unlawful Detainer Assistant No. 2026134816, Los Angeles County. I am not an attorney. I can only provide self-help services at your specific direction.

What we will never do

  • Charge you up front for help with a loan modification.

  • Promise that we can stop your foreclosure.
  • Rush you into a decision.
