Separate service providers

The services described on this website are offered by separate providers. Each provider offers only services it is legally authorized to perform and uses its own written service agreement. You are not required to use another provider listed on this website to get a service, and you may choose other qualified providers. Where a referral involves an ownership or financial relationship that requires disclosure, we will give you the separate disclosure at the time the law requires.

Real estate services and loan modification help

Real estate brokerage services, including sales and short sales, and loan modification and forbearance help are provided by Serve First Realty under its California real estate broker license, DRE License No. 02298264. Serve First Realty does not request or collect payment for loan modification or forbearance help unless all applicable California and federal payment conditions are met. These include full performance of all promised services and your signing a written agreement with your lender or servicer that includes mortgage relief we obtained. Completing an application or receiving a denial does not, by itself, make a fee payable. You can verify licenses with the California Department of Real Estate.

Foreclosure help and free resources

  • We are not a government agency, and we do not control your lender, servicer, trustee, or any court.
  • No one can guarantee that a foreclosure will be stopped, a sale postponed, or a loan modification approved.
  • You do not have to pay a third party to ask your mortgage lender or servicer for a loan modification or forbearance. You can contact your servicer directly. HUD-approved nonprofit housing counselors also offer free help at 800-569-4287.
  • The introductory call, guides, and help program directory are free. Any paid service and its fee are explained in a separate written agreement before you choose it. A fee quote does not mean payment is due, and payment is requested only when the law for that service allows it.
