This website provides general educational information about foreclosure in California. It is not legal, tax, or financial advice and does not replace advice about your circumstances from an appropriately licensed professional. Laws, programs, and deadlines change. Using this website or contacting us does not create an attorney-client relationship, and none of the providers listed on this website are law firms.

No guarantees

We do not control your lender, servicer, trustee, or any court. We cannot guarantee a loan modification, postponement, cancellation of a sale, loan approval, or any other result. Contacting us, requesting a guide, or booking an appointment does not stop a foreclosure or extend any deadline.

Free resources and paid services

The introductory call, educational guides, and help program directory are free. Paid services are optional and are agreed to separately in writing. You do not have to buy any service or agree to marketing to use the free resources. Directory listings are not paid referrals and do not mean any government agency endorses us.

Separate service providers

Real estate brokerage services and loan modification help are provided by Serve First Realty. Mortgage brokerage services are provided by Ashlar Lending. Legal document preparation is provided by Ashlar LDA, Inc. Each provider offers only the services it is legally authorized to perform and uses its own written service agreement. You are not required to use any provider listed on this website, and you may choose other qualified providers. Contacting this website does not enroll you in any paid service. License details are on our Disclosures and Licenses page.

Language

We provide website information in English and Spanish. Nothing in these terms limits your right to receive translated contracts, notices, disclosures, or cancellation forms required by law. Any service agreement will state its language terms, subject to those legal requirements.

Links to other websites

We link to government agencies, nonprofits, and other sites for your convenience. We do not control them and are not responsible for their content.
